How do I preserve a paperback textbook for a long time?

It's about 10x9 inches and 0.5 inch thick. It's pretty worn already but it was written by a friend of mine and is a popular textbook for a fitness class at CC. It's only worth $20 at most but more in sentimental value.How do I preserve a paperback textbook for a long time?

I can only think of some common-sense ideas. For example, making sure the book is stored in a dry (rather than damp) location, and keeping it protected.
